• Email property information to the many people in our database to inform them that your home is for sale. Occasionally these people may be potential buyers or know someone who may be interested in your home.
• Help qualify buyers through loan pre-approval and financing options. Create Special Internet Virtual Tour after your home is listed, with Extra Pictures, and Scrolling Text. We do this for ALL listings in ALL price ranges.
• Strong Internet presence to reach the broadest audience; e-PRO certified to differentiate from the competition, as well as locate and communicate with buyers via the Internet. In addition to working with relocation companies, your listing is immediately posted on a multitude of websites including our award-winning site located at www.jerryhartman.com, as well as the frequently visited KW.com. Your home will also be featured in Florida’s Nature Coast Real Estate magazine, and the Citrus County Chronicle newspaper  which are both widely distributed locally and throughout the Mid-Florida area and will added to www.realtor.com and other numerous websites.
• Keep you updated on closed sales in your neighborhood, as well as inform you of new and pending properties potentially having an impact on the sale of your house.
• Contact you weekly regarding the status of your house.
• Represent you with the presentation of all contracts and assist you in the negotiating process.
• Negotiate the best price and terms possible.
• Work with a group of trusted professionals from local companies as required to ensure a smooth transaction.
• Act as your liaison to the Escrow and Title companies to communicate your wishes during the entire period that the property is under contract. Oversee all paperwork (escrow, title, inspections, appraisals, etc.).
• Meet and provide the appraiser with any and all pertinent information that confirms the value of your property to facilitate the loan process.
• Monitor every contingency to make sure that the process is on schedule.
• Keep you abreast of all status reports pertaining to the sale of your home.
• Assist in solving any problems that may arise during the process.
• Assist you with the logistics of moving at the close of escrow.
• Handle follow-up and keep you informed after the contract has been accepted.
